Evaluating the Impact of Urban Blue Space Accessibility on Housing Price: A Spatial Quantile Regression Approach Applied in Changsha, China

Urban nature spaces are increasingly recognized as essential urban features providing crucial amenities to the residents’ health and well-being. While many studies have been conducted focusing on influence of green house prices, very few explored impact blue spaces. In this study, we analyzed proximity effects different types sizes property value in Changsha metropolis, China, examined spatial quantile effect across housing prices. A two-stage instrumental method (2SLS) hedonic model was employed evaluate space: river (mainstream tributary), wetland park, lakes (large, medium, small). Spatial regression (SQR) then used measure accessibility various price ranges. The 2SLS results show that, except for small-sized lakes, significantly increases value. Analysis SQR reveals that major marginal willingness-to-pay among homebuyers high-priced properties, while ordinary more attractive buyers low- medium-priced houses.
